Awendaw town leaders have already agreed to additional developments - larger than Bulls Bay Outlook - to be built in the area, which is causing controversy among residents. 965 lots were approved for development on an area called King Tract. This area consists of 1,300 acres of land off of Sewee Road and Come About Way. Awendaw currently has about 450 homes, so the project could potentially double the size of the city (read an article describing resident's reactions to the King Tract development).
Awendaw is a small town that could use additional income to provide better services to its citizens. However, inviting developers in could threaten wildlife refuges and the town's rural lifestyle. Even though town leaders have taken the precaution by imposing a 25 foot buffer on new construction, some residents worry that more should be done to preserve the area. If Awendaw has the intent of staying deeply rural and combating reckless progress, they may want to consider 50 to 100 foot buffers, as 25 feet of tall pines may not be enough to maintain an atmosphere similar to what they have now. They may also need to consider enforcing pollution filters to reduce the amount of ambient light put off by streetlights.
Another way of 'growing smart' that the local politicians may put in place would be impact fees. If a certain portion of the development creates excess traffic, the developer would be responsible for roads, lights, or traffic management as a result. Building community docks instead of allowing every waterfront owner to build their own is also a great way to reduce stress on the environment, and maintain the rural feel that Awendaw is privy to.
